We had repainted the same stain beneath an upstairs window several times. Removing the siding revealed that the window had never been integrated correctly with the weather barrier. The sheathing below it was soft in two areas and had to be replaced, so, new flashing was installed before the wall was wrapped and closed again. A leak near our rooftop air-conditioning unit had been repaired twice without lasting results. The problem turned out to be a combination of failing curb flashing and a condensate line that continuously discharged onto the same area. The HVAC company temporarily disconnected the unit so the roofer could rebuild the curb correctly. Afterward, the condensate line was extended toward the drain instead of being left on the membrane. We had a great experience with Maurice, Eric and the entire team that is Royal Renovators installing our new roof.  Communication with Maurice before the job was excellent and when circumstances changed Maurice filled me in on a timely manner.  The crew showed up on time and did not waste a minute in getting to work.  I could tell from Maurice's description of the project and how it would flow and the punctuality of everyone that we made a solid and good decision having this seasoned crew redo our roof.  All through out the day I was sent photos of the project's progress.  I can't stress how well all the guys worked together as they were diligent and they all got along like a well oiled seasoned team should.  Having worked in the film business myself for over 25 years I know first hand what a good working team looks and sounds like and these guys exceeded my expectations.  I've worked in the film business for over 25 years and know first hand how a good and solid team look and sound like.  These guys all exceeded my expectations. Having just recently gone through a heavy weekend nor'easter as we just had I could see the roof performed flawlessly. A loose gutter revealed that the fascia behind it had rotted. They replaced the damaged wood, installed vented soffit, and rehung the gutter with the correct slope. The leak beneath our roof deck kept returning because every repair worked around the deck supports instead of addressing what was underneath them. Eventually, we accepted that the whole deck had to come apart. The boards were labeled during removal, revealing cracked membrane and damp insulation beneath several supports. Our recurring leak came from the point where a shingled roof meets the dormer wall. They removed the lower siding and found flashing that stopped short of the corner. Our top floor was cold in winter and brutally hot in summer. Since the roof needed replacement anyway, we added more insulation beneath the new membrane. The temperature difference is not magical, but the rooms feel noticeably more stable. We also hear less outside noise during heavy rain. My row house in Queens shares a roofline with the property next door, so defining the boundary mattered. Both sections were measured and photographed before work began. The connection between the roofs was rebuilt without disturbing the neighbor’s newer membrane.
